I figured it out.

First go to the template that you want.
For example;
https://affine.pro/templates/minecraft-building-planner

Click on "Use this template".

Make an account if you have not already on https://app.affine.pro.

Then it will ask you to add the template to the workspace. Once done, open it if not already, click the 3 dots/meatball bar, then click on "Export", and lastly "Export to Snapshot" as the following image shows. Then the Snapshot will download as a Zip file.

Now go to the Affine app or wherever you have you are connected to your Self-Hosted Affine Version.
Open a new doc, click the same 3 dots/meatball bar, and this time we are going to click on "Import", then click "Snapshot" and file explorer/manager will open, go to where you downloaded the Snapshot and open it. (E.g; 8a179863-ff3f-467f-b6a9-8010b6e88522.bs.zip).

You have successfully imported the template to your Self Hosted Affine Version.

I did not see you can directly import without needing to open a new doc.

The above would be great to have in the docs wherever appropriate if it does not already exist.^
